As a second-generation Realtor with deep local roots and a background in both real estate and education, I often talk with families\u2014especially those planning for retirement, downsizing, or helping parents transition\u2014about the hurdles that go far beyond just the sticker price. Insurance costs, HOA dues, maintenance, storm risk, and our car-dependent lifestyle all play a big role in what \u2018affordable\u2019 really means here.<\/p>\n<p>Communities thrive when residents can move within them\u2014finding cottages, townhouses, accessory dwellings, or simply a right-sized home as their needs evolve. In Florida, a big question is whether the next generation will want (or be able) to step into the homes that are becoming available. Without more diverse, flexible housing options across prices, sizes, and locations, our market may face growing pains.
